|Dan Gaulin started Elmwood Homes in 2005 with the belief that for-profit and nonprofit developers and municipalities can produce better affordable housing outcomes by first understanding the rules and motivations of the state and federal agencies that charged with regulating and funding affordable housing.
Dan has over 20 years of experience in real estate. From 1995 to 2005, he worked in the HOME and HSF programs at the Mass. Dept. of Housing and Community Development. Previously he worked in the housing departments of Boston and New York.
Dan has obtained an allocation of 9% Low Income Housing Tax Credits for a 25-unit new construction project in Worcester, a Comprehensive Permit for a nonprofit developer in Acton and DHCD approval of a Homeownership program using CPA funds in Marshfield.
He has teamed up with New England Communities on assignments with numerous housing authorities and with FinePoint Associates on HOME Program assignments in Lawrence and the western suburbs.
